How does rent collection work?Tenants will typically pay rent directly to us. Once collected, we’ll handle distributing those funds to cover our management fees, any pending expenses, and send the remaining funds over to you, if any. Everything is handled and tracked securely through our property management software, Appfolio, and we offer many options for methods of payment to our tenants.

When do I receive my rent?We’ll typically distribute rent to owners on or before the 15th of the current month. If additional rent or late rent is collected later in the month, we’ll send an additional distribution towards the end of the month.

How do I receive my rent?Based on your preference, we can either do this electronically (usually processes within 1-3 business days) or by check. If you’d like to receive it electronically and directly deposited into your bank, we’ll simply need an email address and for you to sign an ACH Authorization Form. If you’d like us to send a check, we’ll simply need a physical address along with the name of who to send it to, whether it is your personal name or in the name of a company.

When and how will I receive my monthly reports?After you receive your initial monthly rent distribution, we’ll usually send out the monthly owner statements in about 1-3 business days. The report will be published to your owner portal and you will receive an email notification regarding the statement. If we do not have an email address on file and/or you do not have access to email, you are welcome to request a physical copy of the report as well.

My statement asks me to remit an amount due. Do I need to send funds over and how would I do that?If additional funds are needed to cover expenses for the month, we will likely reach out to you in a separate email from your monthly statement. It may not always be necessary to remit funds to us immediately, as we are usually able to wait until the next time rent is collected to pay out the additional expenses. Even so, you are welcome to preemptively contribute funds if you’d like to do so. If you have ePay activated and you have provided us with a filled ACH Authorization form, you will be able to transfer funds directly to us using the Make a Contribution feature under the Transactions section of your owner portal. Alternatively, you can always inform us that you will be sending over the funds via check as well if you prefer.

Why haven’t I received any rent distributions this month?If you have not received a rent distribution by the 15th of the current month, it is possible that either rent has not been collected yet for the month, expenses exceeded rent collected, or you have not been set up properly in our system. Your monthly report should help give you a better picture of the movement of funds for your properties and why you may not have received your rent distribution. Do I need to pay all the bills for my property including the taxes, mortgage, and insurance or can you handle that?"We will handle as much as you’d like us to as long as we are legally able to. The more bills we handle on our end, the better our experienced accounting team is able to give you a full picture of your income and expenses for your property. Utility companies and other providers should be notified that we are managing the property and handling the billing for you if you’d like us to do so. Property taxes are usually mailed directly to property owners, so you’ll need to notify us beforehand and possibly provide copies of those tax bills when received.

Can I set a limit on costs for repairs?Yes! We have a built-in feature in Appfolio that allows us to set a limit and maintenance notes that we use to determine whether we’ll need approval on certain expenses/repairs or not. This limit and notes will show up on all work orders we create for the specific property with that information entered in.
